To get LeaseGuarantee you will need to first order a Plus, Pro, or Premier tenant screening package. The LeaseGuarantee Analyzer included in these reports will analyze your tenant’s credit history and eviction records to qualify them and calculate the annual rate for coverage. Are there membership fees?

  • No. TenantAlert.com never charges any membership fees. Visit the Pricing page for more information on individual report pricing.

How can I access a credit report?

  1. Visit the pricing page to place an order.
  2. Provide the tenant’s name, email, and rental property address.
  3. Submit payment for the report using a credit card or select “Bill My Applicant” to have your applicant pay.
  4. Your applicant will be sent an email where they can fill out an online application, pay for the report, and approve the release of their report.
  5. You’ll instantly receive a tenant screening report after the prospective tenant is has completed this process.

Can I get a credit report without providing my applicant’s email?

  • Yes, but you will need to be underwritten by a credit bureau to get approved for instant access to credit reports. Underwriting takes 5 business days to set up and requires you to submit documents (driver’s license, phone bill, voided check, rental applications) and get an inspection of your home or commercial office. Do I need written authorization from the prospective tenant to run a tenant screening report?

  • No. Tenants screened through TenantAlert will be emailed a link where they can authorize the release of their credit report. Written authorizations are no longer accepted by the credit bureaus. If you would like to skip the tenant authorization process you can get underwritten. Does TenantAlert share any of my information with 3rd parties?

  • No. TenantAlert will never share or sell your personal information with any 3rd party. The only communications you will receive will be directly from TenantAlert.com.

How do I know I can trust TenantAlert.com with all of this sensitive information?

  • When you are placing your order you will notice our URL will change from http:// to https:// to indicate or security socket layer (SSL) is in place while you are entering in sensitive information. What methods of payment do you accept?

  • TenantAlert.com currently accepts VISA, Mastercard, Discover, and American Express. All credit cards are processed through Authorize.Net.

Will my tenant's credit score be affected if I run their credit?

No, the tenant’s score will not be affected. Every TenantAlert credit report is considered a soft inquiry. A soft inquiry does not affect a credit score at all, since it’s not an application for credit. This also means anyone else who requests the tenant’s credit report in the future will not be able to view their soft inquiries.
